Loan Options & Qualifications
1) Fix and Flip Loans
600 minimum credit score.
Up to 90% of purchase price and 100% of rehab cost (sub 600 credit scores will require higher interest reserves) rates start at 8.99%, interest only and no prepayment penalty.

30 Year Fixed Rate. Rates start at 4.87%. LTVs, up to 80% on purchases and rate and term refinances, and up to 75% on cash out refinances
3) New Construction Loans
Up to 85% LTC, not to exceed 75% of After Construction Value. Rates start at 9.9%% interest only, min 600 credit score.
4) Multi Family Loans
Short Term Loans Up to 85% LTC Max 70% of stabilized value. 600 min credit score, rates start at 9% interest only. | Long Term Loans Up to 75% LTV for Purchases and 70% LTV for refinances. 30-year amortization.
5) Commercial Loans
Up to 70% LTV. Property types-> Self Storage, Warehouse, Industrial, (Retail and Office case by case)
6) Transactional Funding- 100%
Funding for wholesalers looking to double close.
7) Short-Term Foreign National Loans
5-10% reduction in LTV, with 50 to 100 BPS increase in rate.
8) Long-Term
0.50 BPS increase to Rate, with 5-10% LTV reduction. No credit score needed. US Bank account with 12 months Interest reserves required.
Direct Buy-Back Program
Owner Finance Option
We, at Texas Creative Finance Solutions, will give you the option of selling back to us upon completion or any time after at 90% of LTV. In order to purchase, we have to have and end-buyer who is willing to purchase the home as an Owner Finance Transaction.
When doing your marketing, if you are asked if you will owner finance, we will buy the home cash, then complete the transaction. This will give you more opportunity to sell in a quicker amount of time.
